ACCOMMODATION

PLANNING
The site is currently in agricultural use and stands as a greenfield opportunity. The land has no extant planning permission but is zoned for Employment Uses in the Adopted Southeast Lincolnshire Local Plan 2019. There is therefore a presumption in favour of commercial development. It is expected that purchases will be subject to satisfactory planning permission being obtained by the buyer or the Development Partner in the case of package deals. Otherwise, the land is immediately available.

Employment uses are generally considered to be Manufacturing, Warehouse and Office uses; but other commercial uses such as Trade Counter, Motor Trade, Haulage, Retail, Education and Builders Merchants will be considered, subject to planning discussions. The immediate area is increasingly mixed and exhibits all of these uses. The site itself stretches from new residential development to the west, through to industry on the eastern boundary. It is in effect a "transitional" site and may therefore provide a wider range of opportunities.

IDB EASEMENT
The Welland and Deepings Internal Drainage Board have the benefit of a 9m Easement under Byelaws reference the Blue Gowt Drain which forms the northern boundary of the site and the Pennygate Drain with forms the northern section of the west boundary of the site. IDB Byelaws, state no permanent above ground features may be created within the 9 metres which is used for maintenance, cleansing and repair of the relevant water course. The IDB generally also require the ground to be left as soil/grass.
